Eligible Properties: Multifamily dwellings with a minimum of 5 units

Loan Term: 3, 5, 7, 10, 15 or 30 years fixed and 30 year amortization

Interest Rates: Competitive base on LTV and DSCR.

Maximum LTV: 80% (75% for 3 and 5 years term)

Minimum DSCR: 1.00:1 underwritten at lifetime interest cap

Recourse: Non-recourse, and recourse loan available

Minimum Loan Amount: $500,000




Permanent:

Eligible Properties: Office, Retail, Multifamily, Industrial, Warehouse, Self Storage, Manufactured Housing and Hotel

Loan Term: Any term from 5 – 20 years

Eligible Collateral: First Mortgage, non-recourse; no personal guaranties required,  except for standard commercial lender carve-outs.

Minimum Loan amount: $1,000,000 and up, No Maximum

Interest Rate: Interest rate are fixed and locked two days before closing.

Minimum DSCR: 1.20 X minimum; 1.40 X for Hotels

Loan to Value: 80% - Multifamily, Anchored Retail, Office, 75% - Hotel

Fees: Processing Fee - $5,000 non Refundable

Deposits: 2% of loan balance by commitment or rate lock. A deposit is required with loan application and the balance upon acceptanced of the commitment.

Reports:  Environmental Phase 1, Engineering, Appraisal report.

Closing Costs: Borrower is required to pay all third-party due diligence and closing costs.
